Capital Markets Director

Primary Responsibilities

Analyze, interpret, and organize market data by creating market studies; forecasts, including job, population, and interest rate projections; and reports providing data outlooks and comparative analysis, utilizing graphs, charts, and tables. Develop business and capital requirement models using computational techniques to collect, organize, interpret, and summarize data. Design presentations, investment packages, and offering memorandums describing expected economic returns for assigned projects which will be provided to audiences such as clients, peers, and internal stakeholders. Analyze and estimate development project budgets including land, financing, labor, soft costs, taxes, hard costs, and demand utilizing econometric methods, interpreting, and forecasting techniques. Gather, process, and utilize financial data related to multifamily developments to determine trends; and evaluate sources of information to determine any limitations in terms of reliability or usability. Adapt quantitative excel models to specific business structures in order to help underwriting stakeholders in connection with new projects. Develop quantitative excel financial models for senior management and implement improvements for existing models in place. Conduct analysis and interpret market trends to support senior management in identifying acquisition and disposition opportunities. Generate financial projection scenarios and its probabilities of occurrence, based on statistical analysis and projections of macroeconomic and sociodemographic variables. Analyze new project feasibility including land use regulation trends. Develop an understanding of fields to which statistical methods are to be applied to determine whether the methods and results are appropriate. Examine theories, such as probability and inference, to discover mathematical bases for new or improved methods of obtaining and evaluating numerical real estate data. Support senior management identifying acquisition and disposition opportunities by analyzing and/or interpreting market trends.

Minimum Requirements for Position

Master’s Degree in Real Estate, Business, Mathematics, or a related field, and 2 years of experience in capital markets. Experience to include: closing commercial real estate transactions, including residential properties; quantifying and analyzing potential business terms scenarios for real estate transactions; securing land use and/or zoning permits with municipal, state, and federal authorities; creating investment memorandums for residential and commercial properties and developments; and collaborating with institutional companies on investments, developments, and real estate portfolio analysis.
